Launching a luxury camp site
OVERVIEW
Award winning entrepreneurs Sam Ibgi and Terry Blackburn teamed up after Terry interviewed Sam on his podcast 'Rags to Riches' to launch a glamping site in the North-East of England. Both Sam and Terry’s background stories are pretty amazing and it was a privilege to help them bring this idea to life. It was an interesting project as we needed to include some slightly more complex financials including lease agreements and mortgage refinancing. Off the back of the model we built, Country Glamping was launched, secured financing and is now generating income and bringing a benefit to both its customers and the local economy.

Sam and Terry came to growthMaps with a plan that they’d hatched following a podcast episode that Terry had interviewed Sam on. Sam has extensive experience of hospitality and property having founded the companies Luxe Property Group and Buckingham Lloyds. Terry founded the company The Mortgage Genie as well as multiple property development companies. Together they planned to launch a luxury glamping site in the North-East of England.
The site that they chose consisted of a field and a roadside cafe. They planned to landscape the field, installing 2 or 3-bed luxury pods as guest accommodation, and to renovate the cafe turning it into a destination local produce cafe as well a shop for the campsite guests.
We needed to model different the different financing options available to Sam and Terry including whether to lease or purchase the pods and the outcome of remortgaging the site after its first year once it had started to generate revenue. They also needed to understand the financial implications of going for 10 or 15 pods.
Working with Sam and Terry we helped them to make key strategic decisions and gave them a model they cold present to investors and the mortgage company. They secured financing, launched the business and are bringing value to both their customers and the local economy.
